Description:
The Real Property Asset Manager will be responsible for high level portfolio and property level analysis and strategy for related affordable housing assets within the San Antonio Housing Authority (SAHA) portfolio. The successful candidate will be a critical part of bridging all communications for Related Apartment Program, third-party property managers, partnerships and investor partners.

Duties:ESSENTIAL JOB FUNCTIONS

Essential functions require presence in the workplace on a regular basis: in order to accomplish this, regular attendance MUST be maintained.

•Partner with third-party managers and provide high level portfolio and property level analysis and strategy.
•Proactively identify impending concerns affecting operations, revenue, cash flow position, budgeting and compliance.
•Develop and communicate an appropriate quantitative and qualitative framework for these findings, and make an action recommendation.
•Facilitate all discussions on findings, proposed resolutions and provide oversight to ensure that improvements are implemented and effective.
•Provide senior management with relevant portfolio and property level data points, translate potential outcomes, and recommend strategic execution.
•Create and provide performance metrics analyses and reporting.
•Review monthly operating statements to identify opportunities for optimal earnings or possible deficit. Operating statements include, but are not limited to: NOI, occupancy, collections and surplus cash.
•Integrate third-party management reports into a customized portfolio level report.
•Initiate site tours to assess building operations, capital improvements and staffing.
•Review and confirm insurance compliance.
•Organize and review lead owner’s annual budgets and capital expenditures.
•Be a resource for Real Estate Development team and advise on real-time operational opportunities and/or pitfalls.
•Work cohesively with third-party managers and general counsel to ensure reporting and regulatory compliance for all stakeholders, such as investor partners, lenders and federal/state/local agencies.
•Promote accountability and integrity of all processed data, policies and procedures.
•Stay abreast of all government housing policies, and recommend changes to Real Estate Asset Management procedures to fully capitalize on programs.
•Effectively communicate, both internally and externally.
•Other duties as assigned.
Qualifications:MINIMUM REQUIREMENTS

•Bachelor’s Degree in business administration, management, or related field.
•A minimum of 7 years of relevant experience in portfolio and property level management, affordable housing experiences a plus.
•Experience working with property managers and owners alike with proven results.
•Travel required.
•Successful completion of a criminal history background check, education and work history verification and drug screening test.

PHYSICAL DEMANDS AND WORKING CONDITIONS
•Evening and weekend work may be required.
•Physical requirements include occasional lifting/carrying of 5-10 pounds.
•Visual acuity, speech and hearing; hand and eye coordination and manual dexterity necessary to operate a computer keyboard and basic office equipment.
•Subject to sitting, standing, reaching, walking, twisting and kneeling to perform the essential functions. Working conditions are primarily inside an office environment.
